Directions from M5 North or South.

Come off at junction 8 (At junction 8, exit towards M50/South Wales/Ross)

From the M50 take the first exit to Malvern A38 stay on A38 for approx 3 miles then turn left to Upton upon Severn A4104, at roundabout take first exit and then turn right onto High Street.

Stay on A4104 signed to Little Malvern, once you are in Welland you will turn right at the junction onto Gloucester Road and then immediately left onto Marlbank Road (A4104).

Leave Welland village and you will pass the Marlbank Pub on your right, continue on the A4104, the next turning to your left after the Pub is Hancocks Lane.

We are the second farm on the left just before the gate to the common. If you get onto the common you have gone too far.

The entrance is a wooden gate with the name Grounds Farm on the fence next to the gate, picture above.

Once through the gate follow the drive and you will see a Dutch barn on your left. 

The Oaks is after the Dutch Barn on your left.
